Concrete almost never fails on its own. It fails because the soil underneath it moves, and soil in this valley moves for reasons specific to where we live.
Irrigation and canal water. The valley is threaded with canals, laterals, and drains. Seasonal wetting and drying moves fine material through the sub base, and leaks or high flow periods wash out support under nearby slabs and foundations. Properties on flood irrigated lots or backing a canal settle differently than properties on city water alone.
Fill that was never fully compacted. This area has been building fast. When a lot gets graded and backfilled quickly, compaction can come up short, and the shortfall does not show itself until a few years of load and moisture cycling have compressed the fill. That is why newer subdivisions produce as many settlement calls as older neighborhoods do.
Silt soils that lose strength when wet. Much of the valley sits on wind deposited silt with low cohesion once saturated. Add water from a downspout dumping at a foundation corner, a leaking sprinkler line, or a broken service lateral, and the soil loses bearing capacity in that one spot. That is the corner drop or single sunken panel most homeowners notice first.
Freeze and thaw cycling. Our winters cycle in and out of freezing instead of staying frozen. Each cycle expands and contracts moisture in the sub base and in existing cracks, widening joints and loosening support a little more each year.
Erosion around water structures. Dams, cisterns, headgates, retaining walls, and stem walls in contact with moving water lose backfill steadily. By the time a void is visible at the surface, it is usually a good deal larger underneath.
Most concrete leveling quotes in this valley get built the same way. A contractor walks the site, takes a few measurements, makes an assumption about what is underneath, and hands you a price. That works fine until the problem is not what it looked like, and then you pay for the repair twice.
Polyflow uses penetrometer testing to measure the actual compactness of the soil beneath your slab before we recommend anything. The probe records resistance at increasing depth, which tells us whether we are dealing with a shallow void that foam will fix for good, or a deeper bearing capacity problem that needs deep injection or a different repair entirely.
Two things come out of that. First, you do not buy a repair that will not hold. If the readings show the sub base cannot support the slab no matter how much foam goes under it, we tell you that before you spend the money, even when it means recommending something other than a lift. Second, you do not overbuy. Testing rules problems out as often as it rules them in. Plenty of slabs that look severe need nothing more than a straightforward lift, and we can quote that with confidence instead of padding the job to cover what we do not know.

Polyurethane concrete lifting, sometimes called polyjacking or foam jacking, raises settled concrete by injecting expanding structural foam into the voids under the slab. We drill a pattern of small ports through the surface, inject a two part polyurethane that expands and hardens on contact, and use that controlled expansion to bring the slab back to grade. Then we patch the ports.
This replaced mudjacking, the older method that pumps a slurry of sand, cement, and water under the slab through much larger holes. Four differences matter if you are deciding between them.
Weight. Polyurethane foam weighs a fraction of what cement slurry weighs. Most settlement happens because the soil could not support the load it already had, so adding a few thousand pounds of wet slurry on top of that same soil tends to buy you a repeat failure. Foam does not add meaningful weight.
Hole size. Foam injection uses ports around [5/8 inch] across. Mudjacking needs holes closer to [1.5 to 2 inches]. Smaller patches mean a less visible repair, which matters a great deal on stamped, stained, or colored concrete.
Cure time. Polyurethane reaches structural strength within minutes. Slurry has to cure before the slab carries full load. In practical terms that is the difference between parking in your driveway that afternoon and waiting a day or more.
Water resistance. Cured polyurethane is closed cell and does not wash out. Cement slurry can erode over time when groundwater or irrigation runoff moves under the slab, which is worth thinking about on any property near a canal or on flood irrigation.

1. Test and drill. We evaluate the site, take penetrometer readings anywhere the depth is in question, and drill a pattern of small injection ports through the slab, placed to lift the concrete evenly rather than crack it.

2. Inject and lift. High density polyurethane goes in through the ports. It expands to fill every void under the slab, then builds pressure and raises the concrete. We watch elevation the whole time and stop at grade.

3. Patch and clean. Ports get patched, the site gets cleaned up, and the concrete is ready to use. On most residential jobs that is the same day, often within a few hours of us pulling in.

Most residential concrete lifting is done in a single visit, usually [X to Y hours]. The polyurethane reaches structural strength within minutes of injection, so you can generally walk on the concrete right away and drive on it the same day.
In most cases yes, and not only because it is faster. Replacement removes the old slab without doing anything about the soil that made it settle in the first place, so the new concrete can go the same way the old one did. Lifting also skips demolition, hauling, disposal, new forming and pouring, and the cure time before you can use the surface again.

Nearly all of it traces back to the soil under the slab.
